Hardship continues for homeowners as interest rates remain high

The South African property industry continues its struggle against challenges in light of the South African Reserve Bank (SARB) Monetary Policy Committee's decision to maintain current interest rates. Consumers and businesses will have to wait another 2 months under a continuous strain on budgets. 

Craig Coetzee, managing director of leading property management company, WatchProp, says the continued high interest rate places significant financial pressure on current homeowners with variable-rate home loans. Increased monthly repayments can strain household budgets, leading to a rise in distressed property sales. This scenario can create downward pressure on property prices, affecting the overall market stability.

For potential homebuyers, and especially first-time buyers, the high interest rate is a substantial barrier to entry. Affordability is a critical issue. Higher borrowing costs reduce the amount of capital that buyers can secure. This dampens demand, slowing market growth and limiting the pool of qualified buyers.

From a commercial property perspective, businesses are feeling the pinch. Higher interest rates increase the cost of capital, which deters investment in new commercial properties or expansion of existing ones. This slows the development of commercial properties, affecting sectors such as retail and industrial properties and offices.

Coetzee says property investors may find the current climate challenging. The higher cost of borrowing reduces the attractiveness of property investments, potentially leading to a shift towards other investment vehicles that offer better returns in a high-interest-rate environment. This shift could lead to decreased investment in the property sector, affecting overall market liquidity and growth.
